What maintenance schedule should I follow to extend the life of my new asphalt?
Early maintenance is what separates a 7–10 year parking lot from a 20+ year one. The biggest mistake we see on St. Louis commercial properties is waiting until the pavement is visibly oxidized — gray, brittle, raveling — before the first sealcoat. By then you’ve already lost the binder you were trying to protect.
A defensible commercial maintenance schedule looks like this: sealcoat within the first year of installation and approximately every 3–5 years after that, with hot pour crack filling performed yearly as soon as cracks appear in order to seal off water penetration. In Missouri’s freeze-thaw climate, a small crack left open through one winter becomes a structural problem the following spring.

When is the best time to perform asphalt maintenance?
Different maintenance tasks have different windows.
Sealcoat — late spring to early fall. Sealcoat needs dry pavement, ambient temperatures of 50°F and rising, low humidity, and no rain in the forecast for 24–48 hours after application. It cannot be applied over wet pavement, and if rain is coming before it cures, the application has to be rescheduled. (Don’t forget to shut off irrigation systems near the lot the night before.)
Crack filling — cool spring or fall. Cracks are at their midpoint width when temperatures are moderate. Cracks are thinnest during peak summer heat, which means crack-fill material won’t fully fill the void. Cracks are widest in deep winter, which means new fill can detach as the pavement warms and the crack contracts. Spring and fall are the sweet spot. Like sealcoat, crack-fill material can’t be applied to wet pavement or wet cracks.
