Parking Lot Construction & Paving Services in St. Louis

New Parking Lot Construction & Installation

From grading and base preparation through final striping, our crews handle every phase of parking lot installation in-house. We design lots that maximize usable spaces, drain properly through Missouri’s freeze-thaw winters, and meet ADA layout requirements, using hot-mix asphalt produced at our own plant for total quality control.

Parking Lot Resurfacing (Mill & Overlay)

If your lot’s surface is cracking but the base is still sound, parking lot resurfacing is the most cost-effective fix. We mill away the deteriorated surface layer, correct drainage and grades, and install fresh hot-mix asphalt. Resurfacing typically adds 8 to 12 years of pavement life at 30 to 40 percent less than full replacement, and most commercial projects finish in days, not weeks.

Parking Lot Repair

Potholes, alligator cracking, drainage failures, and ADA compliance issues put your customers and your liability exposure in the same place. Our parking lot repair process starts with a structural assessment: is the base failing, or just the surface? Surface failures get targeted patching or milling. Base failures get full-depth repair, excavated to the subgrade and rebuilt. We do not pave over a failing base. Learn more about the types of parking lot damage and what each one means for your repair options.

Parking Lot Maintenance Programs

A proactive commercial parking lot maintenance program is the highest-return investment a property owner can make. We combine inspections, crack sealing, sealcoating, patching, and striping into one scheduled plan matched to your property’s traffic, whether retail, fleet, healthcare, industrial, or municipal. Annual inspections come standard, with a written assessment of pavement condition and remaining service life. See our asphalt maintenance programs for the full breakdown.

Sealing & Striping

Sealcoating every 2 to 3 years protects your asphalt from UV, moisture, and winter salt. Our line striping crews deliver crisp stalls, fire lanes, crosswalks, directional arrows, and ADA-compliant accessible spaces using high-visibility traffic paint with reflective beads, as part of a project or as a standalone re-stripe. Concrete Parking Lots

Asphalt is not always the answer. For dumpster pads, loading docks, drive approaches, and high-load areas, or full concrete lots where lifecycle cost favors it, our concrete division builds to the same standard as our asphalt crews. Not sure which surface fits your property? See our comparison of asphalt vs. concrete parking lots or ask during your free evaluation.

St. Louis Parking Lot Construction FAQs

How much does parking lot paving cost in St. Louis?

It depends on the scope. As a rule of thumb, resurfacing a structurally sound lot costs a fraction of full reconstruction, and full replacement is priced by square footage, base condition, and drainage work required. Because base condition drives cost more than any other factor, we quote from a free on-site evaluation rather than a blind per-square-foot number — you’ll get a firm scope and price before any work starts.

Should I resurface or replace my parking lot?

The answer is in how deep the damage goes. Surface cracking on a sound base calls for crack sealing and patching. If 25–40% of the surface shows deterioration but the base is solid, resurfacing (mill & overlay) typically adds 8–12 years of life at 30–40% less than replacement. Widespread alligator cracking, base failure, or major drainage problems mean replacement — overlaying a failing base just resets the same problem.

Asphalt or concrete for a commercial parking lot?

Asphalt costs less up front, installs faster, and handles freeze-thaw movement well — it’s the standard for most St. Louis lots. Concrete costs more initially but excels in high-load zones like dumpster pads and loading docks. Many of our projects combine both. We build both in-house, so our recommendation is based on your property, not on what we happen to sell.

How long does parking lot construction take?

Most commercial resurfacing projects finish in days. Full construction depends on size and base work — typically one to three weeks for a mid-size commercial lot. We phase the work so your property stays accessible, and can schedule nights or weekends for high-traffic sites.

How long will a new asphalt parking lot last?

A properly built asphalt lot in the St. Louis climate lasts 20–30 years — but the spread between 20 and 30 is maintenance. Crack sealing annually, sealcoating every 2–3 years, and re-striping every 18–24 months protect the investment; our maintenance programs bundle all three.

When is paving season in St. Louis?

Roughly late March through November — we need ground temperatures at 40°F and rising for hot-mix asphalt to compact correctly. The schedule fills fast once weather breaks; if you’re planning summer or fall work, book your evaluation before March.
